Fairway Cove Board Approves 2027 Budget

Fairway Cove homeowners will see no increase in HOA dues in 2027 under the budget approved by the Board of Directors October 14. The budget maintains existing services, continues funding necessary reserves and supports planning for future community improvements, all while absorbing an increase in the Association’s largest expense.

Working with Vista Community Association Management, the Board reviewed prior-year spending, anticipated costs and neighborhood priorities to develop a budget that balances current needs with long-term financial responsibility.

That review was especially important as Fairway Cove’s annual MetroWest Master Association fee increased by approximately $2,000, bringing the 2027 total to $78,730.18. This fee remains the Association’s largest single expenditure.

To help offset rising costs, the Board closely evaluated expenses within its control. Security Services, the Association’s second-largest expenditure and largest discretionary budget category, was adjusted from $36,500 to $29,227 to more closely reflect actual prior-year spending.

The allocation supports off-duty Orlando Police Department patrols within Fairway Cove and security camera needs. In setting that amount, the Board and Vista considered both historical spending and the potential need to replace the community’s camera system. A camera replacement remains under consideration.

The approved budget also accounts for a new agreement with TPG Lighting to provide full-service holiday lighting each December, bringing a professional touch to the neighborhood’s seasonal display.

These decisions build on recent investments in Fairway Cove, including extensive landscaping improvements, renovations to the entrance and exit walls, and other community projects. By putting previously unspent funds to work and carefully managing expenses, the Association has advanced neighborhood improvements while limiting assessment increases. From 2025 to 2026, quarterly assessments rose by approximately $12; for 2027, they will remain unchanged.

Looking ahead, the Board will continue evaluating additional landscaping enhancements, security camera upgrades and other projects based on community needs, available funding and value to homeowners.

The approved 2027 budget reflects a clear priority: protect homeowners’ dollars while maintaining and improving the neighborhood they call home.
