  • Answer: Yes, Fairway Cove has an active Homeowner's Association, overseen by a board of five elected homeowners and a hired community association manager.

    The 2026 annual association dues total $1,522.68, and are owed at least quarterly ($380.67) by:
    Q1: January 1, 2026
    Q2: April 1, 2026
    Q3: July 1, 2026
    Q4: October 1, 2026

    It is important for homeowners to know that payments should be made before the first of the quarterly months to avoid potential late fees.

    The due date is the 1st of the monthNOT the 10th of the month. Accounts may receive late fees if payments are made after the 1st of the quarterly months.

  • Answer: The HOA Board of Directors meets every other month, or as needed, usually on Wednesdays at 6:30 p.m.

    Homeowners are provided notice of scheduled meetings and agenda items on this website, as well as with posted notices and agendas at the community bulletin board located at the front of the neighborhood.

    Homeowners are provided opportunities to address the Board within the meeting to discuss agenda items.

    Additionally, per our governing documents, Fairway Cove is to hold an Annual Meeting of the homeowners in the month of April on the time, date, and location selected by the Board. If the Board fails to call the Annual Meeting by the end of April, then within thirty (30) days after the written request of any Member, Officer or member of the Board of the Association, the Secretary shall call the Annual Meeting.

  • Answer: In many instances, depending on the size and scope of the project, approval from the Architecture Review Board is required before any changes are made to a home or property.

    The Architecture Review Board is separate from the HOA Board of Directors.

    The Fairway Cove Architecture Review Board is responsible for reviewing and approving/disapproving a variety of projects including, but not limited to:
    Exterior paint color
    Driveway upgrades
    Landscape renovations
    Pool installations
    Roof replacement
    Solar panel installation
    Walls, fences, and shelters

    Is your City of Orlando trash or recycling cans beat up, busted, or missing? It's easy to request a new one through the City’s website.

    NOTE
    : The City will not collect any trash unless it is in the designated black trash cans. This includes skipping trash that may be in green recycling cans. If you have excessive trash and/or large items, you can reach out to the City on their website to schedule special pick up for these items.

  • Answer: Fairway Cove is a pet friendly community.

    Residents of Fairway Cove may not raise, breed, keep, or otherwise possess any kind of animal other than common household pets (dogs, cats, birds, fish), provided they are not kept, bred, or maintained for any commercial purposes, and provided they do not become a nuisance or annoyance to any other resident, including but not limited to excessive barking, display aggressive behavior toward other persons or pets. Pets shall be leashed (leash, cord, or chain no longer than six feet) and under their owner’s control at all times when outside.

    Owners are responsible for cleaning up after their pets.

  • Answer: Yes, property owners are allowed to lease their property to approved tenant(s).

    All tenants living within MetroWest Master Association on a lease agreement are required to go throughs specific criminal background checks.

  • Florida law requires Homeowners’ Associations to maintain certain official records for a minimum of seven years. These include financial statements, invoices, meeting minutes, governing documents, insurance policies, and construction-related plans or warranties. Voting records, such as ballots and sign-in sheets, must be kept for at least one year, while foundational governing documents are typically preserved permanently.

    Vista Community Association Management serves as Fairway Cove’s official records holder.

    However, as a courtesy to residents, FairwayCoveHOA.com features a password-protected “History” page where homeowners can view the community’s governing documents along with available historical meeting minutes, budgets, and other related information.

    Florida statute requires that access to certain HOA records be secured, which is why the History page is password-protected. Homeowners may request access at any time by emailing HOAFairwayCove@gmail.com.

    Maintaining these records is not only a legal requirement but also a way to ensure transparency and preserve the history of Fairway Cove for all current and future homeowners.
