October Inspections Focus on Mailboxes and Blocked Driveways

Vista Community Management will conduct Fairway Cove’s October property inspections. Inspections take place twice each month and are completed from the street. Each property is reviewed as a whole to ensure Fairway Cove’s community standards are being followed.

October Inspection Focus Areas

To help homeowners address concerns before receiving a courtesy notice, October inspections will pay particular attention to:

• Damaged or poorly maintained mailboxes and mailbox posts.

• Vehicles, landscaping or other materials blocking driveways or sidewalks.

• Other issues that do not meet Fairway Cove’s community standards.

Mailbox Maintenance

A number of mailboxes throughout Fairway Cove have fallen into disrepair. While a mailbox may seem like a small detail, these details collectively contribute to our neighborhood’s appearance and property values. Applying maintenance standards consistently also helps ensure fair treatment of all homeowners.

As outlined on our Standards page, homeowners are responsible for keeping their mailbox and base or post clean, functional and well maintained. Mailboxes must be black, clearly display reflective address numbers, have a working door and red flag, and match an ARB-approved style. Bases and posts must remain upright, be black and meet the community’s approved style standards.

Please inspect your mailbox and promptly repair or replace any damaged or noncompliant components. Visit our Standards page for the complete requirements and examples of approved mailbox styles.”

Keep Driveways and Sidewalks Clear

Vehicles, landscaping and other materials must not block driveways or sidewalks. Homeowners are responsible for maintaining clear driveways and ensuring the sidewalk along their property remains unobstructed.

When parking in your driveway, make sure your vehicle does not extend across the sidewalk. Trim landscaping and remove any materials that interfere with safe passage. Clear sidewalks help protect everyone, including walkers, runners and people using wheelchairs, mobility aids or strollers.

Providing these focus areas in advance gives every homeowner an opportunity to review their property and correct concerns proactively.

Inspections are not intended to be punitive. They are an equitable and consistent way to ensure everyone does their part to protect the appearance, safety and value of our neighborhood. Fairway Cove’s standards are obligations we all agreed to follow as members of the community, and the Association has a responsibility to enforce them actively, fairly and consistently for the benefit of every homeowner.

Important Information About Courtesy Letters

Fairway Cove does not have a Fining Committee. Any letter sent to a homeowner is therefore a genuine courtesy notice asking that an issue be corrected.

Homeowners will typically receive multiple courtesy letters and reasonable time to address a concern. If you receive a notice, please do not ignore it. Correct the issue or contact management if you have a question, need clarification or believe the matter has already been resolved.

If a violation remains unresolved after repeated notices, it may eventually be referred to the Association’s legal counsel. Once that happens, the matter is handled directly by the attorney and the related legal expenses are charged to the homeowner.

Those legal costs cannot and will not be waived after they are incurred. The best outcome for everyone is to resolve concerns well before legal action becomes necessary.

Pet Reminder

Pets must be leashed whenever they are outside the owner’s property, and owners must clean up after them.

Allowing a dog, cat or other pet to roam freely is also a violation of City of Orlando code. Repeat concerns may result in Association notices.
