PROJECTS IN THE COVE

SIDEWALK REPLACEMENTS
City of Orlando crews are in the midst of a multi-month project to replace a considerable amount of sidewalks within Fairway Cove. This work includes repairing areas of roadway impacted by the oak tree root systems. Due to the size and scope of the work, crews will be in and out of Fairway Cove over the course of several months. Residents should take note that the work will at times impact landscape and irrigation systems, but the City is committed to fixing and repairing anything that may become damaged during the course of their work. If for some reason a repair is overlooked, please speak with a City crew member as they’re doing work near your home, or reach out to the HOAFairwayCove@gmail.com so we can help address it.

Addressing concerns about the root systems, the City shared this note: “The concrete just stops the roots from growing out, not down. Trees are incredibly resilient and we only do what is necessary to reduce damage to streets or sidewalks in the future. This increases the amount of time before the roots eventually get through the concrete again and we have to come back to replace roads or sidewalks due to the root systems pushing up and out.”


OPD SPEED PATROLS
Speeding remains a chronic issue within Fairway Cove, with a number of residents and visitors observed speeding. Residents and guests should take note Fairway Cove has a strict 25 miles per hour speed limit. The City of Orlando conducted a speed study and found the issue is not yet to a point where we qualify for the installation of speed bumps, however please know City of Orlando Police does regularly patrol our roads (as these are city owned/maintained streets within Fairway Cove).

In response to concerns, Orlando Police is planning to expand their presence in Fairway Cove to specifically target speeders. Everyone is asked to please watch your speed and obey all traffic laws and stop signs when driving through our community. We have many walkers, children, and pets and all want to enjoy a safe community.


OUC UPGRADING WATER METERS
You may have seen OUC vehicles in Fairway Cove recently, or received a notice in the mail or phone call talking about Advanced Water Meter Upgrades. For nearly a year, OUC has been in the midst of upgrading meters and/or the communication modules with advanced, next-generation automated metering infrastructure (AMI). OUC is in the process of installing new devices at each property within Fairway Cove.

COMMUNITY STANDARDS & INSPECTIONS
May Inspections Notice

Community feedback often drives the conversation, planning, and action of an HOA Board, especially as it relates to community standards.

Please know, enforcement of community standards - including inspections - in a required task of the HOA. It is the new board’s desire to work proactively with homeowners to address issues. In early February, Keron Prashad, LCAM, shared a letter with Fairway Cove homeowners and residents about a renewed approach to community inspections. We recognize property inspections have not always been consistent. Working with community members, VistaCAM, and legal counsel, the Board made it a priority to create a Community Standards Guide, outlining the inspection process and expectations.

Enforcement of the community’s mutually agreed upon standards began anew March 1. Inspections are meant to ensure the community is collectively holding up the overall appearance and condition of properties. Vista strives to conduct inspections in a proactive and sensible manner, working together with the Board and community members.

May Inspections
Below is a list of common issues seen during the most recent inspection. While not inclusive of all issues, this list is provided as a courtesy to allow homeowners time to address/correct/fix/clean a potential issue before the next inspection where an official violation notice may be issued.

Common standard violations observed in last inspection:
-Dirty roofs/home exteriors in need of pressure washing
-Unapproved items being stored on the exterior of a property
-Dead landscaping/vegetation/trees
-Trash/Recycling cans in plain sight on non-collection day
-Unkempt lawns needing mowing/trimming

Together, we can maintain, and even enhance, the community aesthetic and overall property values.

FOURTH OF JULY

MetroWest Master Association just announced the annual Music WORKS is scheduled for Wednesday, July 3 from 6 p.m. - 10 p.m. at MetroWest Golf Course.

Celebrate the nation, with neighbors, food, live music and the popular nighttime spectacular fireworks show! There are phenomenal views from Fairway Cove.

STREET SWEEPING


The City of Orlando provides street sweeping services twice a month on an inconsistent schedule. While sweepers are not present on any consistent date/day of each month, they do perform both monthly sweeps in the same week. When they can, the City will provide a heads up on service dates, which we will share on FairwayCoveHOA.com.

DON'T LEAVE IT, KEEP IT CLEAR

The City of Orlando asked we share with homeowners it is a violation of City Code, Sec. 31.19 to blow leaves or lawn clippings into the streets, sidewalks, curbs, or storm drains and can result in fines up to $1,000 per incident per day. Buildup of leaves and yard waste on curbs and in storm drains can cause major flooding and contribute to harmful algae blooms in nearby lakes. 

If you use a landscape company, please ensure they are complying with City Code. 

Yard waste can be blown back onto the lawn to create a natural fertilizer or be placed in compose bin or pile. 

THINK 4
For yard debris pick up, branches must not exceed 4 feet in length and 4 inches in diameter. 
Yard waste bags or bundles may not weigh more than 40 pounds each.
A maximum of 4 cubic yards per week can be collected.
