September Inspections: What Fairway Cove Homeowners Should Check Now

Vista Community Management will conduct Fairway Cove’s September property inspections. Inspections take place twice each month and are completed from the street. Each property is reviewed as a whole to ensure Fairway Cove’s community standards are being followed.

September Inspection Focus Areas

To help homeowners address concerns before receiving a courtesy notice, September inspections will pay particular attention to:

• Dead or missing landscaping.

• Missing or damaged pool-screen panels.

• Vehicles blocking sidewalks or parked improperly.

• General violations of Fairway Cove’s community standards.

Providing these focus areas in advance is intended to give every homeowner an opportunity to look over their property and correct any concerns proactively.

Inspections are not intended to be punitive. They are an equitable and consistent way to ensure everyone does their part to protect the appearance, safety and value of our neighborhood. At the same time, Fairway Cove’s standards are obligations we all agreed to follow as members of the community. The Association has a responsibility to enforce them actively, fairly and consistently for the benefit of every homeowner.

Important Information About Courtesy Letters

Fairway Cove does not have a Fining Committee. Any letter sent to a homeowner is therefore a genuine courtesy notice asking that an issue be corrected.

Homeowners will typically receive multiple courtesy letters and reasonable time to address a concern. If you receive a notice, please do not ignore it. Correct the issue or contact management if you have a question, need clarification or believe the matter has already been resolved.

If a violation remains unresolved after repeated notices, it may eventually be referred to the Association’s legal counsel. Once that happens, the matter is handled directly by the attorney and the related legal expenses are charged to the homeowner.

Those legal costs cannot and will not be waived after they are incurred. The best outcome for everyone is to resolve concerns well before legal action becomes necessary.

Pet Reminder

Pets must be leashed whenever they are outside the owner’s property, and owners must clean up after them.

Allowing a dog, cat or other pet to roam freely is also a violation of City of Orlando code. Repeat concerns may result in Association notices.
